New eatery planned at ex-Perkins site

The first of three Buffalo area closed Perkins restaurants has been sold.

A&J Ming LLC, owners and operators of the popular Kyoto Japanese-style restaurant on Maple Road in Amherst, has acquired a former Perkins on McKinley Parkway in Hamburg. According to documents filed in the Erie County Clerk's office, A&J Ming paid $925,000 for the 5,791-square-foot restaurant. The property had been owned by TRG LLC, an affiliate of The Restaurant Group, which had the franchise rights for Perkins in the Buffalo and Rochester markets.

A&J Ming plan on opening another Japanese-styled restaurant in the building. The new restaurant is expected to open by late spring.

Six former Perkins restaurants, all of which closed in May following a franchise operator dispute with The Restaurant Group LLC, had been listed with James Geiger, McGuire Development Co. Real Estate Services Group director of business development. Geiger brokered the A&J Ming/Perkins deal.

Each had a $1.5 million initial asking price but that price has dropped in recent months.

"It generated a lot of activity," Geiger said.

Besides the Hamburg site, the other Perkins sites were located in Amherst and Niagara Falls along with others in the Rochester suburbs of Gates and Greece. Last month, Geiger brokered the sale of a former Perkins in the Rochester suburb of Penfield to a Greek restaurant operator based out of that city.

"All of these properties are positioned in prime locations with plenty of parking and customer access," Geiger said.

Interest in the four remaining former Perkins sites has picked up in the past few weeks, Geiger said.
