Buffalo, NY (WKBW) - Young, hip businesses are moving to an area once lined with old, dilapidated warehouses.
Downtown development is seeing a resurgence, bringing new life to areas of Buffalo that once sat vacant and useless.
Ellicott Street has seen a lot of growth in the last few years -- and the area will soon see another surge.
Businesses and developers say they plan to move almost 20-thousand jobs to that area in Downtown Buffalo.
Uniland Development expects to soon close on a property at 505 Ellicott Street -- just about five blocks from UB's upcoming Medical Campus and several blocks from a Catholic Health Services project.
The Medical Campus is expected to bring in 17-thousand jobs.
The nearby Catholic Health project, also being developed by Uniland, is expected to bring in 700 jobs.
In less than two years, the current 20-thousand square foot Frey the Wheelman, Inc. Warehouse into a 35-thousand to 40-thousand square foot modern, cutting edge office building.
Uniland wants to attract hundreds of young, up and coming professionals with fresh ideas.
"I'm thinking technology companies, media companies, advertising companies -- or anything that wants a different office environment for their employees to enjoy and come to work at," says Uniland's Vice President, Michael Montante.
Montante says his company believes the street is developing, saying "People like to be in an active, vibrant neighborhood, and that's what we feel this area's going to be."
One block away, old warehouses have been completely transformed into offices, restaurants and apartments. Those business owners say they hope this development is contagious, and that the area sees revitalization in the next few years.
Al Scibetta, who is the President of Copier Fax Business Technologies on Ellicott Street, says the area has already one "more than a 180," with the help of developer Rocco Termini. "I mean nobody knew Ellicott Street when it was just warehouses," Scibetta says.
He feels the 400 block of Ellicott Street is turning into a hot spot.
Victor Khoury, who owns Washington Market says "Of course we'll get more business because a lot more employees will be here."
Nearby businesses hope this five million dollar project attracts young professionals who think outside of the box.
Uniland Development expects to close on purchase of the property in July, and start construction at the end of the summer.
It anticipates the building being occupied in up to a year and a half.
